The month delivered 446 residential sales — essentially flat compared to August 2025, down just 1% year over year, but notably approximately 7% above the long-term historical average. That context matters. A slight year-over-year dip can sound discouraging in isolation, but when sales are still running well ahead of the long-term norm, it's a sign of a fundamentally active market.

On the supply side, 730 new listings came to market in August — a 12.3% increase compared to the same month last year. At month-end, Saskatoon had 965 residential units available, though 239 of those were conditionally sold, leaving roughly 726 truly active listings for buyers to consider.

Perhaps the most telling figure from August is the 1.63 months of supply heading into September. To put that in perspective, a balanced market is generally considered to sit between 4 and 6 months of supply. At 1.63 months, Saskatoon remains firmly in sellers' territory — but the trend is clearly moving toward greater equilibrium.

Pricing held steady at elevated levels. The benchmark price came in at $444,700, a slight pullback from July's $447,600 but still up 2.8% year over year. The average sale price of $463,480 represents approximately 2% growth compared to August 2025 — modest, but positive.

Week 3 of September: Activity Stays Consistent

For the week of September 10–16, 2026, local MLS® tracking recorded 93 residential sales — exactly matching the same week in 2025. While year-to-date sales remain approximately 4% below 2025 levels based on the same weekly tracking, that gap has been narrowing as the market finds its rhythm heading into fall.

The more notable story this week is on the listing side. 189 new listings came to market, up from 164 during the same week last year — an increase of roughly 15%. Active listings now sit at 941, compared to 904 at this point in 2025. Inventory is quietly building, and that shift is beginning to create a noticeably different environment than what buyers faced earlier this year.

If you've been feeling frustrated by limited choices or fast-moving competition, there's some good news in these numbers. Supply is improving. More listings are hitting the market, active inventory is above last year's level, and buyers have more options than they did just a few months ago.
