How to Choose the Right Saskatoon Neighbourhood

Saskatoon has dozens of residential neighbourhoods, and they can feel very different from one another. Some are brand-new communities still being built on the edges of the city, while others are tree-lined areas near the river that have been home to families for generations. The quiz above is a quick way to narrow the list, and the tips below can help you compare your matches.

Newer neighbourhoods vs. established neighbourhoods

Newer neighbourhoods such as Brighton, Rosewood, Aspen Ridge, Evergreen and Kensington offer recently built homes and modern layouts, but you may live alongside ongoing construction and young trees for a while. Established neighbourhoods such as Nutana, Varsity View, Caswell Hill, Lakeview and Montgomery Place offer mature trees and settled streets, though older homes may need more updating. Areas like Silverspring, Arbor Creek and Erindale sit somewhere in between.

Central living vs. the suburbs

Neighbourhoods close to downtown and the river, like City Park, Riversdale and Nutana, put shops, restaurants and the riverbank within easy reach. Suburban areas typically trade that walkability for more space, newer housing and quieter residential streets.

Home type and budget

The mix of homes varies a lot from one area to the next. Neighbourhoods with plenty of townhouses and condos, such as Stonebridge and Hampton Village, can give buyers more options at different price points, while others are mostly detached houses. Schools and family amenities

If schools matter to you, check which schools serve a specific address with Saskatoon Public Schools or Greater Saskatoon Catholic Schools, since boundaries can change. Also look at nearby parks, recreation and child care.

Getting around the city

The South Saskatchewan River runs through the middle of Saskatoon, so think about which bridges and major routes, such as Circle Drive, you would use for your daily commute. A short test drive at rush hour can tell you a lot.
