Saskatoon is one of the most affordable larger cities in Canada to buy your first home. There's no land transfer tax in Saskatchewan, starter houses, townhouses and condos are still within reach, and Warman and Martensville add more options just north of the city. For context, Saskatoon's overall benchmark price was $444,700 in August 2026, and the listings above show what's available for first-time budgets right now.
This page walks you through the whole process in plain English: the steps to buying, the programs that help, where first-time buyers tend to look, how to avoid the most common mistakes and, at the bottom, what you need to save and how to get pre-approved. Want the full version? Our Saskatoon Home Buyer's Guide covers every step in detail.
Start with what you're comfortable paying each month, not just the most a lender will approve. Try our Saskatoon Mortgage Calculator, then see what you can buy in Saskatoon at your budget.
A pre-approval tells you your real budget, locks in a rate for a period of time and lets you write an offer the same day you find the right home. See getting pre-approved at the bottom of this page.

We pull recent sales to help you choose your price and include conditions that protect you, like financing approval and a home inspection. Learn the difference between your deposit and down payment, and what to do in a multiple offer situation. Buying a condo? Read what's in the Schedule C condo documents.
Once your inspection and financing check out, you remove conditions and the sale is firm. On possession day, use our Possession Day Checklist, then start your Home Records & Warranty Tracker so receipts and warranties are in one place from day one.
Rules and limits change, so confirm your eligibility with Sarah or your accountant. Our Saskatchewan home buyer incentive programs guide has more detail.
First-time buyers in Saskatoon often start in newer areas with townhouses and starter homes like Hampton Village, Kensington, Stonebridge and Evergreen, or in established neighbourhoods with more affordable houses like Mount Royal, Westmount, Sutherland and Confederation Park. The listing agent works for the seller. As your buyer's agents, Clayton and Jessica work for you: finding the right home, checking what similar homes sold for, negotiating your price and terms, and tracking every deadline until possession. Jessica's buyers have saved an average of $8,447.72 off the purchase price of their homes, and our team has helped over 360 clients buy and sell homes.
In most Saskatoon sales the buyer's agent is paid from the seller's proceeds, and we always explain exactly how our compensation works before you start.
For most programs, you're a first-time buyer if you haven't lived in a home that you or your spouse or common-law partner owned in the current year or the previous four years. Each program has its own rules, so confirm with your mortgage broker or accountant.
The minimum down payment is 5% on the first $500,000, so $17,500 on a $350,000 home. Plan for about 1.5% to 2% more for closing costs, including the PST on mortgage insurance if you put less than 20% down.
Yes. Eligible first-time buyers can withdraw from both for the same home, which can make a big difference to your down payment.
No. The First-Time Home Buyers' GST Rebate only applies to newly built homes. It covers all of the GST on new homes up to $1 million and part of it up to $1.5 million.
No. Saskatchewan doesn't have a land transfer tax. You pay a land titles fee to transfer the title and register your mortgage instead, which is much lower.
In most Saskatoon sales the buyer's agent is paid from the seller's proceeds. We explain exactly how our compensation works before you start, so there are no surprises.

In Canada the minimum down payment is 5% of the first $500,000 of the price, plus 10% of any amount above that. On top of your down payment, set aside about 1.5% to 2% of the price for closing costs like legal fees, the home inspection, land titles fees and adjustments.
| Home price | Minimum down payment (5%) | Closing costs (approx. 1.5% to 2%) |
| $250,000 | $12,500 | $3,750 to $5,000 |
| $350,000 | $17,500 | $5,250 to $7,000 |
| $450,000 | $22,500 | $6,750 to $9,000 |
With less than 20% down, your mortgage must be insured. The insurance premium is added to your mortgage, but Saskatchewan charges PST on that premium, and the PST is paid in cash at closing. For example, on a $350,000 home with 5% down, the premium is about $13,300 and the PST is about $800.
First-time buyers with an insured mortgage can also choose a 30-year amortization to lower the monthly payment. Sarah will give you exact numbers for your situation.
Estimate your monthly payment, then add property taxes, utilities, insurance and any condo fee to see your true monthly cost.
