What August's numbers mean: sales were steady and well above long-term norms, more sellers listed than a year earlier, and prices kept rising at a moderate pace. Even so, with about 1.6 months of effective supply, the SRA still describes Saskatoon as the most supply-constrained market in Saskatchewan, so well-priced homes in popular areas continue to sell quickly.

Market reports are full of terms that sound similar but measure very different things. Here is what each one means in practical terms.
The number of homes that sold during the month, meaning the deal became firm. More sales than usual signals strong buyer activity. Sales also follow the seasons in Saskatoon, so compare a month to the same month last year rather than to the month before.
Homes that came on the market during the month. New listings show how many sellers are choosing to list. When new listings rise faster than sales, buyers get more choice.
The total number of homes for sale at the end of the month, including ones listed in earlier months. This is the pool of homes a buyer can actually choose from today.
Homes with an accepted offer that still has conditions to clear, such as financing or a home inspection. They are not yet counted as sales, so they are an early sign of where sales numbers are heading.
How long it would take to sell every active listing at the current pace of sales, if no new homes were listed. It is calculated by dividing active listings by monthly sales. Lower numbers mean a tighter market. A common rule of thumb is that under about 4 months favours sellers, roughly 4 to 6 months is balanced, and over 6 months favours buyers, but conditions can differ a lot by price range and property type.
The benchmark price comes from the MLS® Home Price Index (HPI). It estimates the price of a typical home with common features in a given area, and it is adjusted so it isn't skewed by the mix of homes that happened to sell. It is the most reliable single number for tracking whether Saskatoon prices are rising or falling over time.
The total value of all sales divided by the number of sales. It is easy to understand but swings with the mix of homes sold. A month with several luxury sales pushes the average up even if typical home values didn't change. Use it alongside the benchmark price, not instead of it.
How long homes take to sell, on average, from listing to sale. Falling days on market suggests buyers are acting quickly. Rising days on market suggests buyers have more time and more choice.
One month of data can be misleading. Seasonal swings, a few unusual sales or a slow holiday period can all move the numbers. Tracking month after month shows the real direction of the market and helps you judge whether today's prices and inventory are normal, high or low for Saskatoon.

Low months of supply and short days on market suggest well-priced homes may get multiple offers. In your price range and preferred neighbourhoods, that can be very different from the city-wide average.
