Moving to Saskatoon: Your Saskatoon Relocation Concierge

What Is the Saskatoon Relocation Concierge?

The Saskatoon Relocation Concierge is a free starting point for anyone moving to Saskatoon, Saskatchewan, or the communities around it. Tell us why you're moving, and it points you to the neighbourhood guides, comparison tools, property searches and local resources on HousesInSaskatoon.com that fit your situation.

It's for people moving for work or school, relocating with a family, retiring, or arriving from another province or country. Choosing an area is usually the first big decision, and it shapes everything that follows: the homes you'll look at, your commute, your schools and your day-to-day life. This page takes you through it in order and connects you with Saskatoon REALTORS® Clayton McNally and Jessica Hamel of Trusted Realty, Powered by RE/MAX Saskatoon, whenever you'd like local help.

Why Are You Moving to Saskatoon?

Choose the option that fits best and you'll get a short list of where to start.

Find Your Saskatoon Area

Choosing the right area is one of the biggest decisions you'll make when you're new to Saskatoon, and it's hard to judge from a map. The South Saskatchewan River divides the city, and neighbourhoods range from character homes near downtown to newer suburbs on the edges of the city. Rather than repeat our neighbourhood guides here, these tools take you through them in a sensible order.

Browse the Neighbourhood Guides by Region

  • Central Saskatoon Downtown and the core, with condos and character homes.
  • East Side The largest region, from older riverside areas like Nutana to newer suburbs.
  • West Side Established neighbourhoods and newer developments.
  • North End Established neighbourhoods near the river and Lawson Heights.

Saskatoon and Surrounding Communities

You don't have to live inside Saskatoon to work, study or shop here. Many people choose a nearby city, town or acreage for a different lifestyle, a different type of property or a smaller-community feel, and commute into the city. Each community page below has live listings and a local guide.

  • Saskatoon Saskatchewan's largest city: neighbourhoods, schools, recreation and getting around.
  • Warman A fast-growing city north of Saskatoon on Highway 11.
  • Martensville A fast-growing city just north of Saskatoon on Highway 12.
  • Dalmeny A town about 12 minutes from Saskatoon.
  • Osler A family-friendly town on Highway 11 north of Saskatoon.
  • Clavet A village about 15 minutes from Saskatoon.
  • Delisle A town about 40 km southwest of Saskatoon.
  • Acreages near Saskatoon Rural properties with homes, searchable by distance from the city.

Saskatoon Community Guide: What Newcomers Ask About

A quick guide to the topics newcomers ask about most. Each one leads to a page on this site or to the organization that runs the service, so the details stay current.

Before You Move: Your Saskatoon Relocation Checklist

Work through these in roughly this order. Costs vary a lot from one move to the next, so this list focuses on decisions and steps rather than numbers.

  1. Decide what matters most in an area: commute, budget, home type, schools and lifestyle. Our needs vs. wants guide helps.
  2. Explore neighbourhoods: take the Neighbourhood Match Quiz and read the guides for your top matches.
  3. Research schools, if applicable: use the School & Property Matcher and confirm the designated school for any address with the school division.
  4. Talk to a lender about pre-approval: try the mortgage calculator to see how payments change with price and down payment.
  5. Start your property search: search all homes for sale or watch new listings.
  6. Save the homes and searches you like: create a free account on the search so you can come back to them.
  7. Learn about the Saskatoon real estate market: see current market data.
  8. Talk to a REALTOR® if you'd like local guidance: send Clayton and Jessica a note about your timing and what you're looking for.
  9. Plan your move: choose a possession date that fits, and line up movers, utilities and insurance. The Home Buyer's Guide and our possession day tips walk you through it.

Moving to Saskatoon: Frequently Asked Questions

Is Saskatoon a good place to move to?

It depends on what you're looking for. People moving here usually weigh the type of home they can buy, the commute, schools, recreation and the climate, since winters are long and cold. The best way to judge is to look at the neighbourhoods and homes that fit your budget and lifestyle. Our article on why buyers choose Saskatoon gives one local perspective.

How do I choose a Saskatoon neighbourhood when I'm new to the city?

Start with your commute and your priorities, then narrow the options with tools before you visit. Take the Neighbourhood Match Quiz, compare your top matches with the neighbourhood comparison tool, read the guides for each area and then see them in person if you can. A local REALTOR® can tell you what each area is like day to day.

What are the different areas of Saskatoon?

Our neighbourhood guides group Saskatoon into four regions: Central Saskatoon (downtown and the core), the East Side, the West Side and the North End. The South Saskatchewan River runs through the city, and each region has a mix of older and newer neighbourhoods.

What should I consider when moving to Saskatoon?

Think about where you'll work or study, which area fits your budget and lifestyle, schools if you have children, and the type of home you want. After you arrive, you'll typically register for a Saskatchewan health card, switch your driver's licence through SGI and set up utilities. The checklist above puts these steps in order.

Where can I search for homes for sale in Saskatoon?

You can search every MLS® listing in Saskatoon and area on HousesInSaskatoon.com, see homes listed in the last 24 hours, or browse by type, including condos, acreages and income properties.

Are Warman and Martensville options for people moving to the Saskatoon area?

Yes. Warman and Martensville are separate cities just north of Saskatoon, and many people who work in Saskatoon live in them. Warman is about 20 minutes north on Highway 11, and Martensville is just north of the city on Highway 12. See homes for sale in Warman and homes for sale in Martensville, or compare either with a Saskatoon neighbourhood using our comparison tool.

Can I start my home search before I move?

Yes. Many buyers narrow down areas and watch listings before they arrive, then plan a focused visit. Our answer on buying from out of town explains how.

Can you help me find a rental while I get settled?

No. Our team helps people buy and sell homes, not rent them. When you're ready to buy, we're happy to help you find the right area and home.

Can people moving from outside Canada buy a home in Saskatoon?

It depends on your status and situation. Federal rules restrict some non-Canadians from buying residential property, with exceptions, so talk to a real estate lawyer and a lender about the rules that apply to you before you start shopping. For settlement help, contact the Saskatoon Open Door Society.
