Selling a home involves a lot of moving pieces. Answer a few questions and we'll create a personalized roadmap to help you prepare, list and sell your home.

How Should I Prepare My Home Before Selling?

Most preparation is simple and low-cost. Work through it in this order:

  • Declutter: remove things you don't use, organize closets and storage, and clear countertops. Here are our decluttering tips.
  • Clean: deep clean the kitchen, bathrooms, floors, baseboards and windows.
  • Small repairs: fix dripping taps, loose handles, sticky doors and burnt-out bulbs, and touch up scuffed walls.
  • Outside: tidy the entrance and landscaping, and clear snow and ice in winter.
  • Presentation: improve the lighting, make each room's purpose clear and arrange furniture so rooms feel open.

You don't have to do everything. Before spending money on bigger repairs or renovations, talk them through with your Realtor. Some updates sellers expect to add value usually don't.

What Information Should I Gather Before Listing My Home?

Having your paperwork ready makes listing smoother and helps answer buyers' questions. Gather what applies to your home:

  • Your most recent property tax notice and utility bills
  • Mortgage details and your lender's contact information
  • Records and receipts for renovations and upgrades
  • Furnace, water heater and air conditioner details and service records
  • Roof and window replacement dates
  • Appliance manuals and warranties, and permits for past work
  • Condos: bylaws, financial statements, fee details and your property manager's contact. Ask early how to order condo documents.
  • Acreages: well and water test records, septic details and rural service information.
  • Rentals: current leases, rent amounts and income and expense records.

How Do I Prepare for the Pricing Conversation?

Start by reviewing your home's estimated value and what similar homes have recently sold for, see how your home compares on your street with Street Match, and check current Saskatoon market conditions. Online estimates aren't appraisals or guaranteed values. Your list price should come from a review of comparable sales with your Realtor. What Happens After a Home Is Listed?

Your listing goes live on the MLS® System and marketing begins. Buyers book showings, and your Realtor follows up and shares feedback with you. When a buyer makes an offer, you can accept it, counter it or let it expire.

What Should I Consider When Reviewing an Offer?

Look at the whole offer, not just the price: the conditions, financing, inspection, possession date, deposit and any included or excluded items. The highest offer isn't always the strongest offer, because the terms and conditions can also matter. Review every offer with your Realtor and, where needed, your lawyer.

What Happens After Accepting an Offer?

The buyer works through their conditions, such as financing approval and a home inspection, by the agreed deadlines. Once conditions are removed, the sale is firm. From there, contact your lawyer, confirm possession arrangements, book movers, notify utilities and update your insurance.

What Should I Do Before Possession?

Clean the home, remove your belongings and leave any items included in the sale. Gather keys, garage remotes and access codes, and confirm utilities and possession arrangements with your Realtor and lawyer.

Is My Selling Plan free, and do I need an account?

Yes, it's free and you don't need an account. Your plan, progress and notes are saved in your browser on the device you use, and you can print it or save it as a PDF.

Does the plan tell me what to list my home for?

No. It helps you prepare for a pricing conversation by pointing you to home value and recent sales tools. Your list price should come from a review of comparable sales with your Realtor.

Can I change my timeline later?

Yes. Add or change your target listing date at any time and the timeline updates, or tap "Change my answers" to rebuild your plan. Your completed tasks are kept.

Do I have to do every task?

No. Tasks are marked High priority, Recommended or Optional, and you can mark any task as "Not needed" so it no longer counts toward your progress.
