Brighton and Aspen Ridge had the most new-build listings in early October 2026, with more in Rosewood. These are planned communities with parks, ponds, pathways and new schools, and a wide range from starter homes to executive two-storeys.
Hampton Village, Kensington and Parkridge offer new homes, often at lower prices than the east side, with quick access to Circle Drive.
Builders also put up new homes on single lots in established neighbourhoods like Montgomery Place, Riversdale and North Park, combining a new house with a mature setting.
Warman and Martensville also have new subdivisions; some builder listings there may appear on their community pages.
Show home staff work for the builder. Your own Realtor can compare builders and resale homes, review the purchase agreement and negotiate on your behalf, and in most cases the builder pays the buyer's agent commission. Many builders ask that your Realtor be registered on your first visit, so bring us along or call before you go.
Ask exactly what's included: GST, appliances, window coverings, landscaping, fencing, a finished basement and upgrades. GST applies to new homes, and rebates may reduce it depending on the price and whether you're a first-time buyer.
Ask what third-party new home warranty the builder provides, what it covers and for how long.
For homes still under construction, find out the expected possession date, what happens if it's delayed and when your deposits are due.
A new home can still have problems. An independent inspection before possession, and again before the warranty period ends, is money well spent.
