Selling Costs Saskatoon Sellers May Need to Consider

  • REALTOR® compensation as set out in your listing agreement, plus GST. Compensation is negotiable and varies.
  • Legal fees and disbursements for the lawyer who handles the transfer and pays out your mortgage.
  • A mortgage prepayment penalty if you break your mortgage before the end of its term, plus any discharge fee.
  • Property tax, condo fee and utility adjustments as of possession day.
  • Condo documents, if your condo corporation charges for them.
  • Repairs, staging, cleaning and moving.

Saskatchewan has no land transfer tax, and the buyer pays the title transfer fee.

Why Your Mortgage Balance Matters

For most sellers, the mortgage payout is the largest deduction. Your lawyer pays your lender directly from the sale proceeds, so the money you receive is what's left after that payout.

Your payout figure can be different from the balance on your last statement. It may include interest up to the payout date, a prepayment penalty if you're mid-term, a discharge fee, and any line of credit or HELOC registered against the home. Your lender can give you a payout statement.

Why Actual Selling Costs Vary

Every sale is different. REALTOR® compensation is negotiated between you and your brokerage. Legal fees vary by lawyer and by how complicated the file is. Mortgage penalties depend on your lender, your rate and how much of your term is left, and adjustments depend on your possession date.

That's why the calculator doesn't fill in any of these costs for you. You enter the numbers that apply to your sale.

Why Your Final Amount Can Differ From an Online Estimate

An online calculator is only as accurate as the numbers you put in. Your final proceeds depend on the price you actually sell for, the terms you negotiate, your possession date, your lender's payout statement and your lawyer's final statement of adjustments.

What are net proceeds when selling a home?

Net proceeds are the estimated amount a homeowner may have left after selling their property and paying applicable selling expenses and the remaining mortgage balance. It's the money you walk away with from the sale.

How do I calculate how much money I will have after selling my house?

Start with your expected sale price. Subtract your selling costs, such as REALTOR® compensation plus GST, legal fees, adjustments and any repair or moving costs. Then subtract your mortgage payout, including any penalty or other financing you need to pay off. What's left is your estimated net proceeds. The calculator on this page does the math for you and shows each step.

Does my mortgage balance affect my net proceeds?

Yes. Your remaining mortgage is paid out of the sale proceeds, so a larger balance means less money left for you. For the most accurate estimate, use your lender's payout amount rather than the balance on your last statement.

Are REALTOR® fees included in the calculation?

Only if you enter them. REALTOR® compensation is negotiable and varies, so the calculator doesn't assume a rate. Enter the percentage or dollar amount from your listing agreement or a quote you've received, and choose whether to add GST.

Are legal fees included?

Only if you enter them. Legal fees vary by lawyer and by file, so ask your lawyer for a quote that includes disbursements and enter it in the legal fees field.

Could I have a mortgage penalty when selling my home?

Possibly. If you pay off your mortgage before the end of its term, your lender may charge a prepayment penalty. How it's calculated depends on your lender, your rate type and how much of your term is left. Some mortgages can be moved to your next home, which may avoid a penalty. Ask your lender for a payout statement before you list.

Are the results guaranteed?

No. The results are estimates for informational purposes only, based entirely on the numbers you enter. They are not a quote, and they are not legal, financial, tax or mortgage advice.

Why might my actual proceeds be different?

Your final sale price, negotiated terms, possession date, property tax and condo fee adjustments, your lender's exact payout figure and your lawyer's final fees can all differ from what you entered. Your lawyer's statement of adjustments shows the final numbers before possession day.

Is there a land transfer tax when selling a home in Saskatchewan?

No. Saskatchewan has no land transfer tax, and the buyer pays the title transfer fee.
