Corman Park suits families who want room for kids, pets and a big garden, buyers who need a shop or space for a trade, hobby farmers and horse owners, and anyone who wants a quiet country lot while still working in Saskatoon. Many country residential subdivisions also appeal to move-up buyers looking to build a custom home on an acre or more.
Because the RM circles the whole city, you can choose your side of town. A few areas buyers ask about most:
Subdivision names and inventory change, so check the listings above or ask us what's available in the area you like.
Many Corman Park acreages are only minutes from the edge of Saskatoon, so the drive into the city is often shorter than a cross-town commute. Travel time depends on where the property sits, the road it's on and how quickly that road is cleared in winter. Test the drive at rush hour before you buy, and check whether your route uses paved highway or gravel.
Most of the RM is served by Prairie Spirit School Division, including South Corman Park School south of the city, with other students attending schools in communities such as Warman, Martensville, Osler, Dalmeny and Clavet. Which school your children attend depends on the exact property, and bus service is available for rural students. Confirm school assignments and bus routes with the division before your offer is firm.
The Saskatoon North Partnership for Growth (P4G) is a regional plan between Saskatoon, Martensville, Warman, Osler and the RM of Corman Park. Land around Saskatoon falls in the P4G Planning District, which has its own zoning bylaw. In the district country residential zones, for example, acreage lots generally range from about 1 to 10 acres. Some land is also set aside for future urban growth, industry or the planned Saskatoon Freeway.
Before you buy, check the property's zoning and what it allows for shops, home businesses, secondary suites and animals. Corman Park's animal bylaw, for example, only allows poultry in certain hamlets and subdivisions unless you apply for an amendment. Read our FAQ answer on the Saskatoon Freeway if the property is near the city's edge, and ask us to help you look into any property you're considering.
The South Saskatchewan River runs through the RM, and Meewasin's Beaver Creek Conservation Area and Cranberry Flats south of the city are favourites for walking, birdwatching and riverbank hikes. Golf courses, the trails of the river valley and all of Saskatoon's arenas, pools and attractions are close by, while your own acreage gives you space for gardens, horses or a backyard rink.
Corman Park itself is mostly rural, so residents do their shopping, banking and medical visits in Saskatoon, Martensville or Warman, usually just a short drive away.
Properties range from building lots and smaller acreages in country residential subdivisions to established acreages with shops and outbuildings, farmland and development land. In late October 2026 there were about 78 active listings in the RM, many of them building sites and land, with homes on acreages generally listed from the mid-$400,000s to well over $1 million.
When buying an acreage, ask about the water source (well, cistern or rural water line), the septic system, road access and snow clearing, internet options and the zoning. Our acreages for sale page has a full acreage buyer's guide and lets you search by distance from Saskatoon.
Pros: land and privacy minutes from Saskatoon, a choice of every side of the city, room for shops, gardens and animals, and a wide range of lot sizes and price points.
Cons: acreage living means maintaining your own well or cistern, septic and yard, most services are in the city, school travel is by bus or car, and zoning rules and future growth plans can affect what you can do with the land.
The RM of Corman Park was formed on December 31, 1969, when the RMs of Cory No. 344, Warman No. 374 and Park No. 375 amalgamated. The name comes from those three: Cory, Warman and Park. As Saskatoon grew, more and more families chose country living close to the city, and the RM's population has grown steadily since.
