The neighbourhood decides your daily commute, which schools are nearby, how far you walk to a park or coffee shop, what your street feels like on a weeknight and who is likely to buy the home from you one day. It's often the biggest decision in a purchase and the hardest one to change later.
Two areas can share a price range and a home style and still feel very different to live in. Warman and Martensville are a good example: both are fast-growing cities just north of Saskatoon with plenty of newer homes, but one is about ten minutes from the city's north end on Highway 12 and the other is roughly 15 to 20 minutes up Highway 11, and their schools and recreation facilities are set up differently. Inside the city, a newer neighbourhood on the edge of town and an established one near the river can differ completely in lot size, tree cover, walkability and home age.

Some areas are mostly detached houses; others have plenty of townhouses and condos. If you know the type you want, start with our condo search, income properties or acreages for sale.
School options differ between the city and nearby communities; Warman and Martensville public schools, for example, are part of Prairie Spirit School Division. Always confirm which schools serve a specific address with the school division before you buy.
The South Saskatchewan River runs through the middle of Saskatoon, so bridges and routes such as Circle Drive shape many commutes. Drive the route at rush hour before you commit.

Warman and Martensville public schools are part of Prairie Spirit School Division. Living outside the city usually means driving into Saskatoon for work, hospitals and major shopping.

It depends on what your family needs. Saskatoon offers dozens of neighbourhoods, from new to established, with hospitals, major shopping and the University close by. Brighton, Rosewood, Aspen Ridge, Evergreen and Kensington are among Saskatoon's newer neighbourhoods, and Blairmore is a newer urban centre on the west side. Outside the city, many neighbourhoods in Warman and Martensville are relatively new.
Established neighbourhoods such as Nutana, Varsity View, Caswell Hill, City Park, Lakeview, Montgomery Place and Greystone Heights are known for mature trees and settled streets. Older homes in these areas may need more updating, so review condition carefully.
