Can You Still Buy in Warman for Under $350,000?

Warman has become one of the most popular places to live around Saskatoon: newer neighbourhoods, great schools and rec facilities, and an easy drive into the city. That popularity shows up in prices. As of October 21, 2026, there are 68 houses, townhouses and condos for sale in Warman, with a median list price of about $544,000.

So is $350,000 a realistic budget? Yes, but the window is narrow. Only a handful of homes in Warman are listed under $350,000 right now, and the good ones don't sit long. If this is your budget, it pays to know exactly what you can expect, what to watch for, and how to move quickly when the right one shows up. Let's break it down by property type.

Houses: Yes, a Detached Home Is Possible

You can still buy a detached house in Warman for under $350,000, but expect to be shopping at the very top of your budget. Right now there are two houses listed under $350K, both in the $325,000 to $340,000 range:

  • A 4 bed | 2 bath house of about 1,008 sq. ft. listed at $325,000
  • A 2 bed | 2 bath house of about 1,004 sq. ft. listed at $339,900

Both sit in Warman's established core near Central Street and Main Street, which is where you'll usually find the older, smaller and more affordable houses in town. Newer areas of Warman are almost entirely priced well above $350,000.

A quick note on square footage: in our market, listed square footage only counts above-ground living space. Basements, garages and decks are never included. That's how a 1,000 sq. ft. home can have four bedrooms: some of those rooms are often in a finished basement. So a modest number on paper can mean a lot more usable space in person. (If any listing terms are confusing, our Real Estate Glossary explains them in plain English.)

At this price, go in expecting an older home that may need some updating. Pay close attention to the roof, windows, furnace, grading and the basement. Our free home viewing checklist helps you score each house as you tour it.

Townhouses: Just Out of Reach Right Now

Here's the honest answer on townhouses: as of today, there are no townhouses for sale in Warman under $350,000. There are four townhouses listed, and the lowest-priced one is a 3 bed | 3 bath, 1,449 sq. ft. townhouse at $374,900.

That doesn't mean a townhouse is off the table. Townhouse prices in Warman tend to sit in the mid-to-high $300s, so on a $350K budget, you have a few options:

  • Watch for new listings and price changes. A townhouse can come on, or get reduced, into your range at any time. Our Warman new listings page shows every home listed in the last 24 hours.
  • Check whether a slightly higher budget works for you. If you're approved a little above $350K, the gap may be smaller than you think on a monthly basis. Run the numbers with our mortgage calculator, then browse homes from $300,000 to $400,000.
  • Look next door in Martensville. If you love the north-of-the-city lifestyle, Martensville is worth comparing.

When a townhouse does fit your budget, they're a great middle ground: more space than an apartment condo, often an attached or nearby parking spot, and less exterior maintenance than a house. Browse every townhouse for sale in Saskatoon, Warman and Martensville to see what's out there.

Apartment-Style Condos: Your Best Value Under $350K

If you want the most choice under $350,000 in Warman, apartment-style condos are where your budget stretches furthest. There are currently three apartment condos listed under $350K:

  • A 1 bed | 1 bath condo of about 626 sq. ft. listed at $150,000
  • A 2 bed | 2 bath condo of about 1,044 sq. ft. listed at $289,500
  • A 2 bed | 2 bath condo of about 1,161 sq. ft. listed at $299,000

That's a wide range. At the low end, a one-bedroom is a very affordable way to start owning instead of renting. In the high $200s, you're looking at roomy two-bedroom, two-bathroom units over 1,000 sq. ft., which is plenty of space for a couple, a downsizer or a small family. Those larger units also leave you room in your budget for condo fees, which you'll pay monthly on top of your mortgage.

Before you buy any condo, read the condo documents carefully. The reserve fund, the bylaws (pets, rentals) and any upcoming special assessments matter just as much as the unit itself. Our posts on what's in Schedule C condo documents and home inspection red flags for apartment condos walk you through it.
