Can I Buy a Home in Saskatoon Without Visiting?

How video tours, remote paperwork and a trusted local team make it easy

Can you buy a home in Saskatoon without visiting? Yes. We tour homes with out-of-town buyers by live video on whatever app suits you, starting on the street and pointing out the good and the bad. Offers and paperwork can all be done remotely, and we connect you with trusted inspectors and lawyers. Many buyers fly in once to make the final call.

Can You Really Buy a Saskatoon Home From Out of Town?

Yes, and more people are doing it every year. Remote and hybrid work have made it possible to live where homes are more affordable, and Saskatoon is high on a lot of lists.

One of our recent clients was a couple from Toronto. When their employers switched them to working from home, they decided to move somewhere with more reasonable house prices, and of course they picked Saskatoon! Over several weekends we toured homes with them by live video. That let them narrow their list down from home, and then they flew in once to see their top choices in person and make their final decision. No wasted trips, no guessing.

If you're still deciding whether Saskatoon is the right move, start with why Saskatoon is one of Canada's best places to buy a home.

How Do Video Home Tours Work?

We use whatever video app is most convenient for you, and we tour the home as if you were walking it yourself. Here's what that looks like:

  • We start on the street. Before we go inside, we show you the neighbourhood, the street view and the homes around it, because you're buying the location as much as the house.
  • We give a very thorough tour. Room by room, at a pace that lets you get a realistic feel for the size, layout and light of the space.
  • We point out everything we notice, the good and the bad. We believe that's especially important on a video tour. You can't stand in the room, so we tell you what we'd want to know if it were our money.
  • You ask as you go. Want us to open a closet, look at the furnace or check the view from the back deck? Just say so.

Our free home viewing checklist is a great way to rate each home during a video tour and compare your favourites afterwards.

Prices vary a lot by neighbourhood, so see what you can buy in Saskatoon at your budget, run your numbers with our mortgage calculator, or check the trends on our Saskatoon real estate market page. Nearby Warman and Martensville are popular with relocating families too.

How Does the Paperwork Work When You're Out of Town?

It's a breeze. We can do everything remotely, from your offer to the final documents, so you never have to be in Saskatoon to sign.

Because out-of-town buyers don't know anyone here yet, we also connect you with our team of trusted local professionals, from home inspectors to real estate lawyers and everyone in between. You get people we know and work with regularly, instead of picking names from a search engine in a city you've never lived in.

Should You Visit Before You Buy?

It's up to you. Many buyers do what our Toronto couple did: use video tours to narrow the list from home, then make one trip to see the top few in person before deciding. Others are comfortable buying entirely by video.

Either way, you don't have to fly in for possession day. We can do your possession walkthrough with you on video, so you can check that everything is as expected before you arrive.

What Are the Steps to Buying From Out of Town?

The process is the same as buying locally, just organized around video calls and remote signing:

  1. Get pre-approved so you know your budget, and so your offer is taken seriously.
  2. Tell us what you're looking for. Not sure which area fits? Try the Neighbourhood Match Quiz or our neighbourhood comparison tool.
  3. Register for a free account on HousesInSaskatoon.com to save searches and get new listings as soon as they hit the market.
  4. Tour homes with us by live video and build your shortlist.
  5. Visit in person if you want to, or carry on by video.
  6. Make your offer remotely, with conditions like financing and a home inspection by an inspector we trust.
  7. Work with a trusted local lawyer to close.
  8. Do your possession walkthrough, in person or with us on video.
