Saskatoon Real Estate Market Report October 2026 Week 4

More homes to choose from, sales behind last year's pace and prices still up

Saskatoon Real Estate Market Report: Week 4 of October 2026

Monday, October 26, 2026

As October winds down, Saskatoon's fall market keeps moving in the same direction: buyers have more breathing room, sellers face more competition, and prices are holding above last year. Here's the latest weekly activity for October 15–21, a refresher on September's official numbers, what's happening across the province and what it all means for you.

1. Latest Weekly Market Statistics: October 15–21

Local MLS® tracking for October 15–21, 2026, compared with the same period last year. Keep in mind these are weekly figures, not official monthly statistics.

  • Homes sold: 85, compared with 98 during the same period last year
  • New listings: 167, compared with 160 last year
  • Active inventory: 947 properties, compared with 863 last year (nearly 10% higher)
  • Average sale price: $449,024, compared with $431,907 last year (approximately 4% higher)
  • Year-to-date sales: 4,083, compared with 4,337 last year (down approximately 5.9%)

The latest numbers suggest that sales are running behind last year's pace while the number of homes available to buyers continues to grow.

How this week compares with last week. Compared with our Week 3 report (October 8–14), sales ticked up slightly from 82 to 85, while new listings jumped from 122 to 167. That surge of fresh listings pushed active inventory up again, from 935 to 947, the highest level in our recent weekly reports. Roughly one home sold this week for every two that came on the market, which points to a market that's leaning toward balance rather than favouring either side.

A note on average prices: weekly average sale prices swing depending on which types of homes happen to sell. Last week's average was $413,055; this week it's $449,024. That doesn't mean Saskatoon homes gained 9% in a week. The monthly benchmark price, below, is a far more reliable guide to underlying values.

2. Official September Market Statistics

According to the Saskatchewan REALTORS® Association's September 2026 report, Saskatoon saw:

  • 384 residential sales, down 10% year-over-year but more than 8% above the 10-year average
  • New listings up more than 6% year-over-year
  • 1,053 total available properties at month-end
  • 817 active listings after accounting for conditional sales
  • 2.13 months of supply
  • Benchmark price: $439,600, down from $444,700 in August but nearly 3% higher than September 2025

The monthly benchmark price is a better indicator of underlying price trends than a single week's average sale price. New to terms like benchmark price, months of supply or conditional sale? Our Saskatoon Real Estate Glossary explains them in plain English. For the full monthly breakdown, read our September 2026 Market Report. October's official numbers are expected in early November, and we'll break them down as soon as they're released.

3. Local Market News and Trends

Saskatchewan's September market report also showed improving supply. Provincial new listings increased 5% year-over-year, and months of supply improved nearly 13% to 3.63 months. However, provincial inventory remained almost 40% below its 10-year average.

The broader trend is a gradual move toward better balance, not a sudden collapse in demand. Saskatoon is following the same pattern: more choice than a year ago, but still nowhere near an oversupplied market. 4. What This Means for Buyers

  • More homes to compare. Nearly 10% more active listings than a year ago means more properties to choose from. Our home viewing checklist helps you compare homes side by side.
  • More room to negotiate. With sales below last year's pace, there may be more opportunities to negotiate, particularly on homes that have been listed for several weeks. See our tips on how to know you're getting a great deal.
  • Preparation still matters. Well-priced properties can still attract competition. Run your numbers with our mortgage calculator and get pre-approved so you're ready to act when the right home appears.

5. What This Means for Sellers

  • Pricing and presentation matter more. More competing listings mean buyers compare carefully. Start with a free home evaluation, and use My Selling Plan for a personalized prep checklist.
  • Overpriced homes risk sitting. Buyers have more options, so a home priced above the market tends to get passed over. Our tips for selling your Saskatoon home fast and for top dollar are a great place to start.
  • Use neighbourhood-level comparables, not citywide averages. Recent sales in your neighbourhood and property category tell you far more than a citywide number. Check recent sold prices in your area.

My Market Takeaway

Saskatoon's fall market is giving buyers more breathing room while putting greater pressure on sellers to price their properties correctly.

Sales are below last year's levels, active inventory is higher, and benchmark prices remain above last year. The important question heading into November is whether inventory continues to rise as seasonal activity slows. If listings keep building while sales stay measured, buyers will gain more leverage. If sellers pull back for winter and inventory tightens, conditions could firm up quickly.

The most useful next step for anyone buying or selling is to look at your specific neighbourhood, property type and price range rather than citywide numbers. Our Neighbourhood & Community Comparison tool is a great place to start.
