Inventory & Supply: More Choice, But Not a Buyer's Market

Context matters here. The previous week saw 93 sales, 189 new listings, and 941 active listings across Saskatoon — compared to 904 active listings at the same time last year. So yes, inventory is up slightly year-over-year, and buyers have more to choose from than they did in the tight spring market of early 2026.

The official August SRA data reinforces this trend:

  • 446 sales in August
  • 730 new listings, up 12.3% year-over-year
  • 965 available residential units at month-end
  • Benchmark price: $444,700, up 2.8% year-over-year
  • Average sale price: $463,480, up 2% year-over-year
  • 1.63 months of supply heading into September

The bigger story in that data? Listings are growing substantially faster than sales. Both remain among the city's most active and sought-after areas, reflecting continued demand for newer construction and family-friendly communities on Saskatoon's south end.

The Saskatoon market heading into October 2026 is best described as active, balanced, and evolving. Sales rebounded strongly last week. Prices remain firm and above year-ago levels. Buyers have gained meaningful leverage compared to the spring, but the market has not tipped in their favour entirely. Well-priced homes are still selling — and selling well.
