Saskatoon Real Estate Market Report October 2026 Week 2
Saskatoon Real Estate Market Report: Week 2 of October 2026
Fall has arrived in Saskatoon, and so has a noticeably different real estate market. September's official numbers are in, the first week of October is on the books, and together they point to the same story: more homes are coming available, sales have eased from last year's pace, and prices are holding firm. Here's what the data says and what it means for you, whether you're buying, selling or just keeping an eye on things.
September 2026 Market Statistics
According to the Saskatchewan REALTORS® Association's (SRA) September 2026 market report for Saskatoon:
- 384 residential sales, down 10% year-over-year
- New listings up more than 6% year-over-year
- 1,053 total available properties at month-end
- 817 active listings
- 2.13 months of supply
- Benchmark price: $439,600, down from $444,700 in August but up nearly 3% year-over-year
Despite the year-over-year decline in sales, September activity still came in more than 8% above the long-term historical average for the month. Demand hasn't disappeared; it's simply easing back from last year's unusually strong pace. For a deeper dive into the monthly numbers, read our full September 2026 Market Report.
Latest Weekly Market Activity: October 1–6
Our latest local tracking covers October 1–6, compared with the same period last year:
- Properties sold: 86, compared with 121 last year
- New listings: 148, compared with 189 last year
- Active inventory: 921, compared with 880 last year
- Average sale price: $495,720, compared with $416,486 last year
Sales were down roughly 29% and new listings declined about 22% compared with the same reporting period last year, while active inventory was nearly 5% higher. In other words, fewer new homes are hitting the market than a year ago, but the homes that are already listed are taking a little longer to sell, so total inventory continues to build.
A word of caution on that average price: weekly average sale prices can swing a lot depending on which properties happen to sell. A handful of higher-priced homes closing in the same week can pull the average up sharply. The jump to $495,720 does not mean every Saskatoon home has appreciated by the same amount. For a more reliable read on values, the SRA's benchmark price (which tracks a typical home over time) is the better measure.
Saskatchewan Real Estate News
The provincial market is showing similar signs of improved supply. According to the SRA's September report for Saskatchewan:
- 1,361 provincial sales, down 11% year-over-year
- New listings up 5% to 2,182
- Months of supply improved nearly 13% year-over-year to 3.63 months
- Provincial benchmark price: $376,700, nearly 3% above September 2025
Even with these improvements, provincial inventory remains almost 40% below its 10-year average. Supply is getting better, but Saskatchewan is still a long way from having too many homes for sale. What This Means for Buyers
Buyers have more choice right now than they've had in quite a while, and that brings some real advantages:
- More options to compare. With inventory higher than last year, you can be more selective. Use our home viewing checklist to compare homes side by side.
- Room to negotiate on homes that have been sitting. Properties that have been on the market longer may have more flexibility on price or terms. Our post on how to know you're getting a great deal walks through what to look for.
- Be ready to act when the right home comes along. Well-priced homes are still selling quickly. Get your financing in order with our mortgage calculator, and keep an eye on Saskatoon homes listed in the last 24 hours.

What This Means for Sellers
Sellers are still in a good position, but the approach that worked in the spring won't necessarily work this fall:
- Accurate pricing matters more than ever. Buyers have more homes to compare, and overpriced listings tend to sit. Start with a free home evaluation and check recent sold prices in your area.
- Presentation and marketing help you stand out. With more competition, first impressions count. My Selling Plan gives you a personalized, room-by-room prep checklist, and our tips for selling your Saskatoon home fast and for top dollar are a great place to start.
- Don't rely on weekly average prices to value your home. A headline average of nearly $500,000 for one week doesn't reflect what your specific home is worth. Your neighbourhood, property type and condition matter far more.

My Market Takeaway
Saskatoon is moving toward a more balanced market, but it is not automatically a buyer's market.
Lower year-over-year sales, more new listings in September and higher active inventory all suggest buyers are gaining some flexibility. At the same time, September sales remained above historical norms, and benchmark prices are still higher than they were a year ago.
The key trend to watch over the coming weeks is whether inventory stays elevated as fall sales activity shifts. If listings keep building while sales stay slower, buyers will gain more leverage heading into winter. If inventory tightens again, conditions could firm up quickly.
For anyone buying or selling, the most useful next step is to look at your specific neighbourhood, property type and price range rather than relying only on citywide averages. Our Neighbourhood & Community Comparison tool is a good place to start.
