Saskatoon Real Estate Market Report October 2026 Week 3
Saskatoon Real Estate Market Report: Week 3 of October 2026
Another week of fall data is in, and the picture in Saskatoon keeps getting clearer: buyers have more homes to choose from than a year ago, sales are running a little below last year's pace, and prices are holding up. Here's a look at September's official numbers, the latest weekly activity for October 8–14, the news worth watching and what it all means for you.
1. Official September Market Statistics
According to the Saskatchewan REALTORS® Association (SRA) report released October 9, Saskatoon saw:
- 384 residential sales, down 10% year-over-year but more than 8% above the 10-year average
- New listings up more than 6% year-over-year
- 1,053 total available properties at month-end
- 817 active listings after excluding 236 conditional sales
- 2.13 months of supply
- Benchmark price: $439,600, down from $444,700 in August (about 1.1%) but up nearly 3% year-over-year
For context, August's average sale price was $463,480. The SRA's September summary doesn't include a comparable monthly average sale price, so the benchmark price is the best apples-to-apples measure of values right now. 2. Latest Weekly Market Activity: October 8–14
Local MLS® tracking for October 8–14 (published October 16), compared with the same week last year. Keep in mind these are weekly figures, not official monthly statistics.
- Homes sold: 82, compared with 95 last year
- New listings: 122, compared with 129 last year
- Active inventory: 935, compared with 875 last year (nearly 7% higher)
- Average sale price: $413,055, compared with $370,327 last year (approximately 11.5% higher)
- Year-to-date sales: 3,998, compared with 4,239 at this point last year (down approximately 5.7%)
Weekly sales were down about 14% and new listings about 5% from the same week last year, while active inventory continued to climb, up from 921 in our Week 2 report to 935 this week. Homes are still selling, just at a more measured pace, and that's giving inventory room to build.
Important note on average prices: weekly average sale prices swing depending on which types of properties happen to sell. Last week's average was $495,720; this week it's $413,055. Neither number means every Saskatoon home suddenly gained or lost value. The 11.5% year-over-year jump this week does not represent equivalent appreciation across all homes. The SRA benchmark price, up nearly 3% year-over-year, is a far more reliable guide.
3. Real Estate News to Watch
More choice, but supply remains tight. The SRA reported that Saskatchewan's overall inventory was still nearly 40% below its 10-year average in September, even as listings and supply improved. Saskatoon is showing similar signs of gradual improvement: more choice than last year, but nowhere near an oversupplied market. National housing activity has softened. Reuters reported on October 16 that Canadian home sales fell 2.3% month-over-month in September, citing higher mortgage rates and concerns about possible future rate increases. That's national context, not evidence of an identical change in Saskatoon, but it's a good reminder to keep an eye on borrowing costs.
4. What This Means for Buyers
- More choice than a year ago. With more active listings, you can afford to be selective. Our home viewing checklist helps you compare homes side by side.
- Compare similar properties and negotiate where it makes sense. Homes that have been listed longer may have more flexibility on price or terms. See our tips on how to know you're getting a great deal.
- Watch mortgage rates and confirm financing before you offer. Run your numbers with our mortgage calculator and get pre-approved so you're ready when the right home appears.

5. What This Means for Sellers
- Realistic pricing and strong presentation matter more. With more competing listings, buyers compare carefully and overpriced homes tend to sit. Start with a free home evaluation, and use My Selling Plan for a personalized prep checklist.
- Well-priced homes still attract serious buyers. Sales remain above long-term norms. Our tips for selling your Saskatoon home fast and for top dollar are a great place to start.
- Use neighbourhood-level comparables, not weekly averages. A citywide weekly average tells you very little about your home. Check recent sold prices in your area instead.

Bottom Line
Saskatoon is moving toward a more balanced fall market, but it is not automatically a buyer's market. Sales are below last year's pace, inventory is higher, and the benchmark price remains nearly 3% above last year.
The key trend to watch is whether inventory continues to grow as we head toward winter. If listings keep building while sales stay measured, buyers will gain more leverage. If inventory tightens again, conditions could firm up quickly.
The most useful next step for anyone buying or selling is to look at your specific neighbourhood, property type and price range rather than citywide numbers. Our Neighbourhood & Community Comparison tool is a great place to start.
