Saskatoon Real Estate Market Report: September 2026

The official September numbers are in, and they confirm what we've been seeing on the ground for the past few weeks: Saskatoon's housing market is shifting gears. Sales are still healthy by historical standards, but more homes are coming to market and buyers finally have a little more breathing room. Here's the full breakdown, and what it means whether you're buying, selling or just keeping an eye on things.

September 2026 at a Glance

Based on the monthly data from the Saskatchewan REALTORS® Association (SRA), here are the headline numbers for the City of Saskatoon:

  • 384 residential sales, down 10% year-over-year but more than 8% above long-term historical trends for September
  • New listings up more than 6% year-over-year, the second straight month of new-listing gains
  • 1,053 units available at month's end, with 236 conditionally sold
  • 817 active listings, or 2.13 months of supply heading into October
  • Benchmark price: $439,600, down from $444,700 in August and nearly 3% higher than September 2025

Sales: Slower Than Last Year, Still Above Normal

A 10% year-over-year drop in sales sounds dramatic on its own, but context matters. This September's 384 sales still came in more than 8% above the long-term average for the month. In other words, demand hasn't disappeared. It's easing back from last year's pace while staying comfortably above what's typical for a Saskatoon September.

Listings & Inventory: The Real Story This Month

Saskatoon has been the most supply-constrained market in Saskatchewan, so the inventory numbers are the ones to watch. New listings grew by more than 6% year-over-year, the second month in a row of gains following August's strong increase.

At the end of September there were 1,053 homes available. But 236 of those were already conditionally sold, which leaves 817 truly active listings for buyers to choose from. That works out to 2.13 months of supply, up noticeably from the 1.63 months reported heading into September in our August market report.

Months of supply estimates how long it would take to sell every active listing at the current pace of sales if no new homes came to market. Saskatoon is still a lean market by most measures, but a move from roughly a month and a half to just over two months is a meaningful shift in a short time.

Prices: A Small Monthly Dip, Still Up Year-Over-Year

Saskatoon's benchmark price came in at $439,600 in September, down $5,100 (about 1.1%) from August's $444,700. Year-over-year, prices are still nearly 3% higher than September 2025.

A small month-over-month dip in the fall is not unusual and isn't a sign that values are falling. What it does show is that the steady upward pressure we saw through the spring and summer has eased as more listings come on. What This Means for Buyers

This is the most choice Saskatoon buyers have had in a while. With more than 800 active listings and supply above two months, you're less likely to face a bidding war on every home you like, and you may have a bit more time to make a decision and include conditions like financing and a home inspection.

Keep in mind that 236 homes were conditionally sold at month's end. Good homes are still getting snapped up, so being prepared is still the biggest advantage you can have.

What This Means for Sellers

Sellers are still in a solid position. Sales remain above long-term norms and prices are up nearly 3% from a year ago. But with more competition on the market, buyers are comparing more homes, and the ones that stand out are the ones that are priced right and show well.

September 2026 marks a clear transition for Saskatoon real estate.
