Living in Westmount, Saskatoon: Amenities, Pros & Cons, and Current Market Snapshot

Affordable character homes, mature trees and a five-minute drive to downtown

Discover Westmount: Character, Convenience and Value Close to Downtown

If you want an established neighbourhood with mature trees, character homes and a quick trip downtown, without paying Caswell Hill or Nutana prices, Westmount deserves a spot on your list. Tucked just north of 22nd Street West on Saskatoon's west side, Westmount is one of the city's original core neighbourhoods. Homesteaders first settled the area in 1884, it was inside the city limits when Saskatoon incorporated in 1906, and most of its homes were built between the early 1900s and 1960. The result is a classic grid of tree-lined streets filled with one- and one-and-a-half-storey character homes, post-war bungalows, duplexes and newer infill.

Whether you're a first-time buyer, a renovator, an investor or someone who simply wants to live close to the core, here's an honest look at what life in Westmount is really like. (For live listings, quick facts and school details, visit our Westmount neighbourhood guide. Westmount is part of Saskatoon's West Side.)

Amenities and Lifestyle in Westmount

Parks and Recreation

For an inner-city neighbourhood, Westmount has a surprising amount of green space. It's home to four parks: Westmount Park, Pierre Radisson Park, Leif Erickson Park and Scott Park, together offering roughly 50 acres of playgrounds, sports fields and open space, including an outdoor rink in the winter. The Westmount Community Association runs social and recreation programs through the year, which is a great way to meet neighbours. And when you want more, the river valley, Kinsmen Park and River Landing are only a few minutes away.

Schools

Families have good options close to home:

School boundaries and programs can change, so always confirm the designated school for a specific address with the division before you buy. Our Saskatoon School & Property Matcher is a great place to start.

Shopping, Dining and Services

Westmount sits between two of Saskatoon's handiest commercial strips. Along 22nd Street West on the south edge you'll find groceries, pharmacies, restaurants and everyday services. To the north, the 33rd Street West business district adds local shops, bakeries and cafes, and the shops and restaurants of Caswell Hill, Riversdale and downtown are only minutes away.

Getting Around

Location is one of Westmount's biggest selling points. Downtown is about five minutes away by car via 22nd Street West or Idylwyld Drive, and Circle Drive is close for trips across the city. Saskatoon Transit runs frequent service along 22nd Street West, and the flat grid of streets makes Westmount easy to walk and bike.

The Pros of Living in Westmount

  • Affordable prices close to the core: Westmount is one of the more affordable ways to own a detached home this close to downtown, which makes it popular with first-time buyers. Browse homes under $300K or read what $250,000 buys you in Saskatoon.
  • Character and mature trees: Tree-lined streets and early-1900s homes give Westmount a charm newer suburbs can't copy. Not sure which home style suits you? See our architectural home styles guide.
  • A five-minute commute: Downtown, the river, 33rd Street West and 22nd Street West are all close, and transit is frequent.
  • Plenty of green space: Four parks, an outdoor rink and an active community association.
  • Renovation, suite and infill potential: Older homes on established lots give renovators, investors and builders room to add value. Investors can see every suited home and duplex on our income properties page, and DIY buyers can check fixer-upper homes.

The Cons Worth Considering

Every neighbourhood has trade-offs, and being upfront about them is part of giving you the full picture.

  • Older homes often need updates: Many Westmount homes are 70 to 100+ years old, so plan for possible updates to wiring, plumbing, windows, insulation or foundations. A thorough home inspection is a must, and it's worth reading up on sewer backup and backwater valves before buying an older home.
  • Smaller lots and fewer garages: Lots are typically narrower than in newer suburbs, and many homes have a detached garage or a parking pad rather than an attached garage.
  • A mix of owners and renters: Westmount has a blend of owner-occupied homes and rentals, and the feel can change from block to block. Walk or drive the street you're considering at different times of day before you commit.
  • Busier edges: Homes close to 22nd Street West or the main avenues can see more traffic and noise than those on interior streets.
  • Limited inventory: With only a handful of homes on the market at any time, the right Westmount home can be hard to find, so it pays to be ready to move.

Westmount Market Snapshot: November 2026

The numbers below are a snapshot from November 2, 2026, when this post was written. For live listings and today's prices, see our Westmount neighbourhood guide.

Active Listings: There are currently 4 active properties in the whole Westmount area, and all 4 are houses. Asking prices range from $139,900 to $599,990.

Recent Sales (Last 30 Days): In the last 30 days, 4 properties sold in Westmount, and all 4 were houses. Sold prices ranged from $223,400 to $359,000.

What does that tell us? Inventory is tight, with just four homes to choose from, and homes are selling at roughly the same pace they're being listed. The wide spread in asking prices is typical of a neighbourhood that mixes original homes needing work with renovated homes and newer builds, while every recent sale landed under $360,000, a reminder of just how affordable this central neighbourhood can be. For buyers, that means being pre-approved and ready to act. For sellers, low supply can work in your favour.
