Saskatoon Real Estate Market Report November 2026 Week 1

New listings slow, inventory keeps climbing and prices hold as November begins

Saskatoon Real Estate Market Report: Week 1 of November 2026

Monday, November 2, 2026

November is here, and Saskatoon's market is continuing its steady shift toward balance. Fewer new listings came on the market last week, yet the number of homes available to buyers still climbed. Here's the latest weekly activity for October 22–28, a refresher on September's official numbers and what it all means for you.

1. Latest Weekly Market Statistics: October 22–28

Local MLS® tracking for October 22–28, 2026, compared with the same week last year. Keep in mind these are weekly figures, not official monthly statistics.

  • Residential sales: 80, compared with 93 during the same week last year (down approximately 14%)
  • New listings: 104, compared with 141 last year (down approximately 26%)
  • Active inventory: 957 properties, compared with 884 last year (up approximately 8%)
  • Average sale price: $434,984, compared with $425,035 last year (up approximately 2.3%)
  • Year-to-date sales: 4,163, compared with 4,430 at the same point last year (down approximately 6%)

Sales and new listing activity both declined compared with last year, while active inventory continued to increase.

How this week compares with last week. Compared with our October Week 4 report (October 15–21), sales eased from 85 to 80, and new listings dropped sharply from 167 to 104. Even so, active inventory edged up again, from 947 to 957, another new high in our recent weekly reports. With fewer homes coming on, last week saw roughly three sales for every four new listings, but the overall supply of homes for sale is still building.

A note on average prices: weekly average sale prices move around depending on which types of homes happen to sell. Last week's average was $449,024; this week it's $434,984. That doesn't mean values dropped 3% in a week. The monthly benchmark price, below, is a far more reliable guide.

2. Current Market Supply

The latest weekly Saskatoon numbers show:

  • 957 active listings available for buyers
  • Inventory up from 947 the previous week
  • New listing activity has slowed considerably
  • More homes are staying on the market even though fewer new properties are coming on

That combination means more competition for sellers and more choice for buyers. Want to see what's available right now? Browse Saskatoon homes listed in the last 24 hours or explore everything on our live MLS® map search.

3. Official Monthly Market Statistics

Source: Saskatchewan REALTORS® Association. September 2026 remains the latest official monthly report available.

  • 384 residential sales, down 10% year-over-year but more than 8% above the 10-year average
  • New listings up more than 6% year-over-year
  • 1,053 total available properties at month-end
  • 817 active listings after excluding conditional sales
  • 2.13 months of supply
  • Benchmark price: $439,600, down from $444,700 in August but nearly 3% higher than September 2025

The benchmark price gives a more reliable picture of underlying trends than a single week's average sale price. New to terms like benchmark price, months of supply or conditional sale? Our Saskatoon Real Estate Glossary explains them in plain English. For the full monthly breakdown, read our September 2026 Market Report. October's official numbers are expected shortly, and we'll break them down as soon as they're released.

4. What This Means for Buyers

  • More homes to choose from. There are approximately 8% more active listings than a year ago. Our home viewing checklist helps you compare homes side by side.
  • Negotiating opportunities. Properties that have been sitting on the market may offer more room to negotiate. See our tips on how to know you're getting a great deal.
  • The best homes still move. With new listings slowing, well-priced homes can still attract competition. Run your numbers with our mortgage calculator and get pre-approved so you're ready to act.

My Market Takeaway

Saskatoon is continuing to move toward a more balanced market as we enter November.

Sales are trailing last year's pace, new listings have slowed, and active inventory remains higher than a year ago. The average sale price is still slightly above last year's weekly figure, although weekly averages can fluctuate based on the types of properties sold.

The key trend to watch is whether inventory continues to build through November as seasonal activity slows.

The most useful next step for anyone buying or selling is to look at your specific neighbourhood, property type and price range rather than citywide numbers. Our Neighbourhood & Community Comparison tool is a great place to start.
