How Did Saskatoon's Housing Market Do in October 2026?

Sales slowed from last year's busy pace but landed at a normal level for October, while supply held steady above two months and prices stayed up year over year. Here are the key numbers side by side.

Effective months of supply uses active listings after removing conditionally sold homes.

Why Are Sales Down 20% if the Market Is Still Normal?

Because October 2025 was unusually busy, not because October 2026 was weak. October's 363 sales were in line with the 10-year historical average for the month, and year-to-date sales are still more than 10% above long-term trends, according to the SRA.

Sales also eased from 384 in September, which is the normal seasonal slowdown as Saskatoon heads into winter. Our weekly MLS® tracking showed the same pattern through the month; see the November 2026 Week 1 report for the week-by-week view.

How Many Homes Are for Sale in Saskatoon Heading Into November?

There were 1,004 homes available at the end of October. Of those, 224 were already conditionally sold and expected to leave the market, which leaves 780 active residential listings, or 2.14 months of effective supply.

New listings fell 9% from a year earlier, but with sales softer than last October, inventory still made modest gains. That has changed something big: for the first time in years, Saskatoon is no longer the most supply-constrained market in Saskatchewan, according to the SRA. The month-end count of active listings slipped from 817 in September, as it usually does in the fall when fewer sellers list, but months of supply held steady because sales slowed at the same time.

Are Saskatoon Home Prices Going Down?

Not year over year. Saskatoon's benchmark price was $431,700 in October 2026, nearly 3% higher than October 2025. It did dip $7,900 (about 1.8%) from September's $439,600, the second monthly decline in a row after August's $444,700.

A fall dip is a normal seasonal pattern, and it reflects buyers having more choice than they did in the spring. The benchmark price measures a typical home, so it's a steadier guide than any single month's average sale price. New to terms like benchmark price or months of supply? Are Well-Priced Homes Still Selling Fast?

Yes. A more balanced market doesn't mean every home sits. Homes that are priced right and marketed well are still drawing competition.

From our own listings: this fall we listed a character home in Westmount for Curtis, a client we've worked with for more than 10 years. We did the walkthrough on a Friday afternoon and had it on social media first thing Saturday morning, so buyers were already watching before it officially hit the MLS® on Tuesday after the long weekend. By Wednesday there were two offers on the table, and it sold over asking within days. In Curtis's words, "by Wednesday, we already had TWO offers!" (read his full review on our client reviews page).

The lesson for this market: buyers have more homes to compare, so the ones that stand out are well priced, well presented and in front of buyers fast. Westmount also had very little for sale, which helped. Curious about the area? Read Living in Westmount, Saskatoon.

What Does This Mean for Buyers?

You have more choice and more time than at any point this year, but the best homes still go quickly.

  • Get pre-approved first. Run your numbers with our mortgage calculator, then get a pre-approval so you can act when the right home appears.
  • Use the extra choice. With 780 active listings, you can compare more homes. Bring our home viewing checklist to showings and keep your conditions, like financing and inspection, in your offer.
  • Watch for value. Homes that have been listed longer may leave room to negotiate. Check price-reduced homes and our weekly market reports.
  • Don't wait on the obvious winners. As the Westmount example shows, well-priced homes can still get multiple offers within days.

What Does This Mean for Sellers?

Demand is normal for the season and prices are still up from a year ago, but buyers are comparing more homes, so pricing and presentation decide who sells quickly.

  • Price to today's market. The benchmark has eased from late summer. Start with a free home evaluation and check recent sold prices in your area.
  • Prepare before you list. My Selling Plan builds a personalized timeline and prep checklist so your home makes a strong first impression.
  • Build buzz early. Getting your home in front of buyers before and right as it lists, as we did in Westmount, can create competition even in a balanced market.
  • Know your bottom line. Our net proceeds calculator estimates what you'd walk away with, and the Buy or Sell First tool helps if you're also buying.

Is Saskatoon a Buyer's or Seller's Market Now?

Still a seller-leaning market on paper, but closer to balanced than it has been in years. A common rule of thumb is that under about 4 months of supply favours sellers, 4 to 6 months is balanced and over 6 months favours buyers. At 2.14 months, Saskatoon remains on the seller's side of that line, but it is no longer the tightest market in the province, and conditions vary a lot by neighbourhood, price range and property type.

The most useful next step is to look at your specific area. Our Neighbourhood & Community Comparison tool puts areas side by side, and our Saskatoon Real Estate Market hub tracks the monthly numbers over time.

What's Our Market Takeaway?

October 2026 confirms that Saskatoon has shifted from a red-hot market to a steadier one. Sales are back to normal October levels, year-to-date activity is still strong, supply is holding just above two months, and the benchmark price is nearly 3% higher than a year ago despite a fall dip. The key thing to watch this month is whether inventory keeps building as sales slow for winter.
