Source: Saskatchewan REALTORS® Association (SRA), Warman, Martensville and City of Saskatoon monthly reports, October 2026. Changes in brackets compare with October 2025. Months of supply is total inventory divided by monthly sales. Small markets can swing a lot from month to month, so one or two sales make a big difference.
Why Did Warman's Sales Jump?
Detached homes drove it. Warman sold 24 detached homes in October 2026, three times the 8 sold in October 2025, while semi-detached and townhouse sales fell. Total sales of 28 were 52% above Warman's 10-year October average of 18 (SRA).
Warman's new listings fell 17% and inventory held flat at 62 homes, so the stronger sales pulled months of supply down from 2.82 a year ago to 2.21. Homes did take a little longer to sell, at 35 days on average compared with 29 last October, and they sold at about 99% of list price. Why Did Martensville's Inventory More Than Double?
More sellers listed while sales only rose modestly. Martensville had 40 homes for sale at the end of October 2026, up from 15 a year earlier, after new listings rose 31% (SRA). That sounds like a big shift, but it's coming off an unusually tight base: a year ago Martensville had just over one month of supply.
Even with the jump, supply is still low at 2.22 months, and sales were up 29% to 18, slightly above Martensville's 10-year October average of 17. September was the real outlier, with only 6 sales against 44 listings, so October was a return to a more normal pace. Buyers now have more choice in Martensville than they've had in a long time. Are Warman and Martensville Prices Still Going Up?
Yes, year over year, but both eased from their summer highs. Warman's benchmark price of $512,400 was up 4.3% from October 2025 but down from a peak of $538,500 in June 2026. Martensville's $428,200 was up 2.7% but down from $453,200 in June (SRA).
For detached homes, the benchmark was $544,000 in Warman (up 3.3%) and $513,900 in Martensville (up 3.7%). Martensville's townhouse benchmark was flat at $240,500, and Warman's was $422,800. A fall dip after a strong spring and summer is a normal seasonal pattern.
Why Is Warman's Benchmark Higher Than Saskatoon's?
Because the "typical home" in each city is different. The SRA's benchmark home in Warman was built around 2011 with about 1,271 square feet above ground and a double attached garage. In Saskatoon, the typical home was built around 1990 with about 1,161 square feet and a single attached garage. Martensville's typical home is closer to Warman's (built around 2009, about 1,143 square feet, double garage) yet its benchmark of $428,200 is just under Saskatoon's $431,700.
Put simply, Martensville is where many buyers get a newer home with a double garage for about the price of an older typical home in Saskatoon. Wondering what your budget buys in each city?
