Five or more bedrooms is for large families, multigenerational households, buyers who want a home office plus a guest room plus a gym, and people looking for a home with a suite. At the end of October 2026 there were about 180 homes with 5 or more bedrooms for sale in Saskatoon, with a median list price of $632,400. Almost all were houses.
Aspen Ridge has the most 5+ bedroom listings right now, followed by Brighton, Kensington, Rosewood and Evergreen, where many newer two-storeys and bi-levels come with developed basements. In established areas, Willowgrove, Haultain, Pleasant Hill and West College Park also regularly have homes with five or more bedrooms.
Bedroom count isn't everything. An older bungalow with three bedrooms up and two more in a developed basement can cost less than a newer, larger 4 bedroom two-storey. On the other end, executive homes and new builds with five bedrooms and a finished walkout can run well over $1 million. When you compare, look at where the bedrooms are, the age and condition of the home, and the lot and garage, not just the count.
Many Saskatoon families buy five or more bedrooms so parents, grandparents or adult children can live together. Homes with a basement suite (a separate kitchen and entrance) give everyone more privacy, and a legal suite can also earn rental income later. Browse homes with suites, and always confirm a suite's legal status with the City before you buy.
