Three bedrooms is the most-searched home size in Saskatoon, and for good reason: it's room for a growing family, a home office or guests without the price of a larger home. At the end of October 2026 there were about 700 homes with 3 or more bedrooms listed for sale in Saskatoon, with a median list price of $529,900. About 590 were houses and roughly 90 were townhouses, with a small number of condos.
The newer neighbourhoods have the most choice right now, led by Brighton, Aspen Ridge, Rosewood, Hampton Village, Kensington and Evergreen. Many of those listings are new construction or show homes.
Looking for more character or a lower price? Established neighbourhoods such as Mount Royal, Westmount, Pleasant Hill, Sutherland and Massey Place often have 3 bedroom bungalows and 1½-storeys at more attainable prices, while Nutana, Caswell Hill and Varsity View offer character homes near downtown and the University.
A 3 bedroom townhouse is often the most affordable way into three bedrooms, with exterior maintenance handled by the condo corporation. See our townhouses page. A 3 bedroom house gives you a yard, more privacy and usually a garage, with more upkeep. If one-level living matters, browse bungalows.
